Rental Qualifications: Please Read Before applying

• Submitting an application does not guarantee approval or reserve a property. 
• We will review applications in the order they are received.

• Rental application must be COMPLETED in full and signed and dated.
• Valid ID for everyone over the age of eighteen (18) must be provided
• Proof of  Income must be provided
  • At least 2 months consecutive paycheck stubs with applicants name and pay periods visable
  • SSI/SSID award letter-Current
  • Self Employed applicant must provide previous years income tax return and bank statement that support that regular income
  • Future Employment /Job offer- Must provide letter of intent to hire that states start date and hourly wage on company letterhead and signed by direct supervisor or HR representative.
  • Valid Section 8 voucher (if applicable)
    • If expired must provide extension letter 
  • If another agency is going to provide limited rental assistance your must provide agency name, contact name & number and email address. A letter of intent must be provided from that agency on letterhead
    • Proof of income must be still provided

Just be honest and through. If you need to provide further explanation of a situation please do so.

Oakwood Property Management does business in accordance with the Fair Housing Law. (The Fair Housing Amendments Act of 1988). The following are a few reasons as to why we would deny your application.

• Valid ID not provided
• Misrepresentation or intentional omission of information on application
• Income cannot be validated
• Insufficient income ( Household income must be 3 X Rent)
• Providing false income verification
• Eviction history
  • Filings within the last 2 years
  • Pending eviction court dates
  • Excessive eviction filings in the past 5 years
  • Undisclosed eviction
• Criminal History- We review criminal history on a case by case basis but the most common reasons for denial are:
  • Active Warrants
  • Felony convictions in the last 2 years
  • Undisclosed felonies
  • Pending felony convictions
• Aggressive behavior to ANY staff of Oakwood Property Management at any point in the applicantion, viewing, waiting to sign lease process

• Please allow 3 business days for the application to be processed.
  • No application will be processed until ALL documentation is turned in.
  • If you have not been contacted regarding your application status by the 3rd business day, do not hesitate to contact our office or the complex.
  • Only if approved will applicant(s) be given the opportunity to be signed up for a time for the viewing of the INSIDE of the property
• At least half of the deposit must be paid within a specified time frame, typically with in 24 hours of viewing the INSIDE of the property at assigned time.
  • When viewing the property keep in mind properties/units may still in make ready status and it will take 2 weeks for property to be ready for move in.

• Only if approved will applicant(s) be given the opportunity to pay a deposit in order to reserve a property.
• At least half of the deposit must be paid within a specified time frame, typically with in 24 hours of viewing the INSIDE of the property at assigned time.
